PRE-PURCHASE INSPECTION:
Getting a pre-purchase inspection is just smart. It reduces the risk of unexpected and costly surprises and helps you feel completely comfortable with your home purchase decision. PRE-SALE INSPECTION:
Anyone selling their home should get a pre-sale inspection. NEW CONSTRUCTION/PROGRESS INSPECTION:
Even new homes can, and often do, have defects. These can be due to substandard construction methods, poor workmanship, cost-cutting, or items which have simply been overlooked, despite the builder’s best intentions. Sometimes builders and/or city building department inspectors fail to catch everything. A new home deficiency inspection can make the difference between happy home ownership and unpleasant surprises.
BUILDERS 11 MONTH WARRANTY INSPECTION:
Most builders offer a one-year warranty on the materials and workmanship of the home. Near the end of the warranty we can assist with a final “punch-list” of items to present to the contractor.
MAINTENANCE INSPECTION
A maintenance inspection is essentially the same as a standard home inspection, but the inspection is done for the current owner. Think of a maintenance inspection as check-up visit to the doctor or dentist that need only happen every five years or so. A maintenance inspection will help to prioritize a home improvement list, and find out about small problems before they turn into big ones. In some cases, a maintenance inspection will reveal that what was thought to be a small problem has already turned into a big one. A maintenance inspection also gives homeowners a chance to have a professional home inspector answer questions with a completely unbiased viewpoint. The home inspector isn’t there to sell anything. CONDOMINIUM INSPECTION: When buying a condominium, you’re buying a small component of a large building. Condominium Inspections help protect your interests and your investment. A Condominium Inspection is a comprehensive evaluation of the building systems and components within a condominium unit. Common elements are not included in the inspection since they are covered by the technical audit performed by the condominium corporation and are a shared responsibility among all unit owners.
